Sylvania Retail Precinct Receives $2.8 Million Upgrade Ahead of Summer


Sutherland Shire Council has completed a $2.8 million upgrade to the Sylvania retail precinct, transforming the shopping strip with new streetscape features designed to attract more visitors and support local businesses.

The works, finished just in time for the Christmas shopping period, include widened footpaths, new street furniture, additional shade trees, and a smart lighting system that adjusts brightness based on pedestrian activity.

“Sylvania has always been a great local shopping destination, but the streetscape was looking tired,” said Sutherland Shire Mayor Carmelo Pesce. “These upgrades bring it into the modern era while maintaining the friendly village feel that locals love.”

Key Improvements

The upgrade encompasses the full length of Southgate Road’s retail section:

Widened footpaths now accommodate outdoor dining, with several cafes already applying for expanded seating areas

New shade structures provide relief during summer months, complementing additional tree plantings that will mature over coming years

Smart LED lighting reduces energy consumption by 40% while improving nighttime visibility and safety

Accessible features including tactile paving, level crossings, and additional disabled parking spaces

Public art commissioned from local artists, including a sculpture celebrating the area’s connection to Georges River

Business Response

Local traders have welcomed the improvements after initially expressing concerns about disruption during construction.

“The six months of works were tough,” admitted cafe owner Maria Stavros. “But now that it’s finished, I understand why it was worth it. The precinct looks beautiful. Customers are staying longer, walking further, discovering shops they’d never noticed before.”

Hardware store owner Tom Chen said the improved footpaths have made deliveries easier and provided space for outdoor display areas. “Before, the footpath was so narrow people couldn’t stop to look at anything. Now they browse.”

Economic Development Focus

The upgrade forms part of Sutherland Shire Council’s broader economic development strategy, which prioritises strengthening local retail precincts to compete with large shopping centres.

“We want people to shop local,” explained council’s economic development manager. “That means creating environments where local shopping is enjoyable, convenient, and attractive. Investment in streetscapes sends a message that we value our local business communities.”

Similar upgrades are planned for Engadine, Caringbah, and Gymea shopping strips over the next three years, funded through council’s capital works program and state government grants.

Smart Features

The smart lighting system represents Sylvania’s first venture into connected infrastructure. Sensors detect pedestrian movement and adjust lighting accordingly, maintaining brightness where people are walking while dimming empty sections.

“It’s not just about energy savings,” explained project manager David Walsh. “The data helps us understand how people use the precinct. We can see which areas are popular at different times, which helps planning for events and future improvements.”

Community Celebration

Council will host an official opening celebration on December 21, featuring live music, activities for children, and special offers from participating retailers. The event coincides with late-night shopping hours in the lead-up to Christmas.

“This is a celebration for the whole community,” said Mayor Pesce. “Sylvania serves families from across the southern Shire. The improvements benefit everyone.”
